The cottage is set in a tranquil secluded spot which is close to the centre of Appleby-in-Westmoreland. This lively market town is situated in the Eden Valley and is surrounded by glorious scenery perfect for keen walkers to explore. The town has plenty of great restaurants bars pubs shops cafes and galleries as well as a 17th-century castle and is known for its annual horse fair. The North Pennines Lake District and Yorkshire Dales are all within 15 miles making this is a fantastic base for discovering some of England s finest countryside. The town of Penrith (14 miles) has some great shops with nearby attractions including Dalemain Mansion and Historic Gardens (16 miles) and Lowther Castle and Gardens (12.5 miles). Steps lead up and into this elegant property taking you through the castellated entrance and into a spacious lobby with stained-glass windows. The lobby makes a great space for relaxing in with a view out towards the pond. The main entrance to the house can be found round the side of the property which features high ceilings woodwork lattices original servants bells and large windows offering idyllic vistas. The bright fresh and restful lounge offers views over the garden to a giant redwood. The lounge is a lovely space for everyone to relax in with plenty of seating a Smart TV and a selection of games and books. Exploring further the elegant kitchen/diner is equipped with an impressive oak dining table breakfast bar double oven and hob microwave dishwasher and large fridge/freezer with an ice-maker. The washing machine can be found near the utility room. There are three tastefully decorated ground-floor bedrooms with pretty views over the garden. The two super-king-size rooms can be made up as twin rooms on request. The small bunk bedroom adjoins one of these rooms and is suitable for adults or children. The ground floor also offers a shower room with shower and WC and a stylish bathroom complete with a shower over the roll-top bath and a WC. Going up to the first floor of this magnificent property there are three more gorgeous light-filled bedrooms each with plenty of storage space: two double rooms and a children s bunk bedroom. The bedroom to the front of the property opens out onto a sunny balcony above the main entrance to the house. This floor also features a stylish shower room with shower and WC. Although not fully enclosed the garden features a tall handmade red brick wall which runs the length of the property. The garden sprawls across an acre of land and has been designed to be explored with a charming fenced pond tree house swings children s stumpery and plenty of outdoor furniture so you can spend a lazy afternoon dining alfresco. This charming stone cottage is situated in the historic town of Appleby located between the Lakes and North Pennines with local amenities including artisan bakers butchers and even a Harry Potter themed shop! There are some fabulous walks and cycle routes on your doorstep. Visit the Norman castle or hop on a train on the Settle to Carlisle Railway which passes through during summer months. Enjoy a swim in the open-air pools at Shap or Askham (under 11 miles away and seasonal) or a hack at one of the nearby equestrian centres. Take in some of the local countryside on horseback or if you enjoy a spot of golf there are courses in Appleby and Penrith (13 miles). Enjoy a day at Lowther Castle paddleboard on Ullswater or take a trip on a steamer and visit Aira Force waterfall (all within 16 miles). Walk into the lobby with handy storage for coats and shoes then head through to the bright and spacious lounge with high ceiling and Velux windows from which light streams into this room. It is a lovely room to chill out and relax after a day out exploring. From the lobby up one step you will find yourself in the welcoming kitchen with dining area and snug it is the perfect spot to enjoy a glass of wine while chatting to the chef in your party. The kitchen is well equipped and has a lovely dining area to enjoy a romantic meal or a hearty breakfast before enjoying a day out exploring the local sights. Head down the stairs from the kitchen on the lower ground floor. Here there are two comfortable bedrooms a small utility space with washing machine and a family bathroom with shower over the bath. Both bedrooms will be made up as super-king-size but can be changed to twins on request. The cottage does not have a garden but there is a small cobbled area at the front of the property and seating is stored in the shed allowing you to sit out on a nice evening or enjoy a morning coffee. Need to know: 2 super king size bedrooms (both can be made up as twins on request please let us know two weeks before your arrival ). 1 bathroom with shower over the bath and WC. Electric Range oven, fridge/freezer, slimline dishwasher and integrated microwave. Smart TV in lounge, kitchen and in both bedrooms. Cobbled area to the front of the property with seating. Please note the external door from the master bedroom is only for emergency access, please do not use this door for any other purpose as the land is private. Parking for 1 small car in front of the property. Access to the property is via a narrow lane, which, although fully accessible, should be driven with care. There is additional parking 200 metres away on the street where parking which is unrestricted. Shop, pubs and restaurants within 0.5 miles.

Set with private grounds at a beautiful rural location this property is just 4 miles from the historic market town of Appleby. Explore the castle or take a trip along the Settle-Carlisle Railway line which stops off en-route in the town. There are lots of opportunities to go cycling along quiet country roads directly from the property. Explore Eden which offers four circular do in a day routes. The Lake District is just 19 miles away (to Ullswater) where you can enjoy a trip on one of the Ullswater Steamers walk an alpaca or enjoy a tour of a distillery. Rheged (18 miles) is great on a wet day; watch a film see an exhibition wander around the shops enjoy some lunch or take part in a creative class. Entering the property through the private entrance you will walk into the entrance hall. On the ground floor there is a spacious open-plan formal dining room with direct access through into the contemporary stylish kitchen. The kitchen is spacious and bright with marble flooring and offers everything you will need to prepare breakfast or a celebratory meal. There is an electric oven and induction hob dishwasher fridge/freezer microwave dishwasher and washing machine. There is an informal lounge area just off the dining room with a Smart TV and an electric fireplace - it offers a great space to read a book and relax. Through the hallway you will find a small office/study which offers some space away from the rest of the party if you do need to catch up on some emails while you are away. At the end of the hallway you will find a downstairs double bedroom. At the end of the hallway is a cloakroom with lots of storage for wet coats and muddy boots. Opposite the cloakroom there is a bathroom with a shower over the bath and WC. To the rear of the ground floor you will find the lounge with comfy seating a Smart TV and a snug/games room area which will prove a hit with younger members of the family. In here you will find a 6ft pool table and games there is also access out into the private enclosed courtyard. Head back through the hallway and head up the stairs to the first floor where you will find three bedrooms. There is a bright spacious family bedroom with two double beds; this room has high ceilings and views across the front of the building. There is a small private courtyard to the back of the apartment and there are lots of shared grounds to discover.
