Christchurch has something for everybody a riverside setting coupled with the historic Priory Church and castle ruins bars coffee shops restaurants and shops and easy access to the coast and countryside. The property overlooks the River Avon and the famous Royalty Fisheries fishing ground on the River Avon which runs into Christchurch Harbour this is the confluence of the rivers Avon and Stour which is great for paddle boarding or kayaking. Within 5 miles there is much to see including Highcliffe well known for its castle Stanpit Marsh and Hengistbury Head nature reserves Southbourne and Avon Beach along with Mudeford which has a bustling quay and popular beach. The unspoiled beauty of the New Forest National Park is home to free-roaming ponies as well as a plethora of routes for walking and cycling. Further attractions include The Sammy Miller Museum Lymington Moors Valley Country Park golf courses and Beaulieu Motor Museum all within a 20-mile radius. Adjacent to the owners home yet with privacy assured a shared drive gives access to the entrance into this semi-detached property. Once inside you are met with a welcoming hallway with the contemporary shower room immediately to the left. There is a walk-in shower and WC. Next are the three bedrooms all with Egyptian cotton linen a double a twin and a spacious king-size with doors to the garden and river views. Heading upstairs you will find a fantastic open plan living space with the kitchen area set to the front of the house. This light and bright room has a gas hob and electric oven fridge with ice compartment dishwasher washing machine wine fridge and countertop water machine delivering both boiling and chilled filtered water. Also this room offers a corner sofa providing a great social space and additional seating. There is a useful separate WC next door and to the rear of the space there is ample room to dine as well as an inviting lounge space with a wood burner Smart TV and wonderful views over the river. Bi-fold doors bring the outside in and there is a balcony with space for at least two to unwind. A fridge/freezer and tumble dryer can be found at the rear of the garage. Heading into the garden via the king-size bedroom you will find multiple terraces which are cleverly designed to make the most of the riverside setting. There is space to relax and enjoy dining outdoors with seating for up to eight and a gas BBQ. Please note there are changes of level and un-enclosed drops within the garden therefore care is to be taken with children and pets. To the front of the property is off-road parking for two cars within the shared drive. An electric charging point is also available. Need to know: 3 bedrooms 1 king size, 1 double and 1 twin. 1 shower room and WC and 1 separate WC.
